Located in one of the most prestigious neighbourhoods in Toronto, KMAI was engaged by First Capital Realty to design a new retail development at 102 – 108 Yorkville Avenue.
A three-storey, standalone building accommodates multiple tenancy, and its visual porosity enables a dynamic backdrop to the interior retail spaces.
The design strategy responds to the urban fabric of the neighbourhood through material expression, massing, and scale.
The street elevation is a tripartite façade for three separate tenant each with an individual and distinct storefront. The spatial programming was meticulously arranged to provide each primary tenant its own vertical transport within its premises, maintaining the high-end retail experience through a well-appointed detailing.
The design composition aimed to create a set of large display windows in a composed manner with well-tailored trims and surrounds to serve as stages for retailers to present their merchandises. The shopfront design embodies high spec materials such as natural stone, polished textured porcelain panels, prefinished metal plates and tailored trimmings around window display openings. Shopfront transparency is achieved with low iron glass for true colour display of goods.
